Welcome to Keller Hotel’s Corporate Suites. Below, we describe the terms and conditions applicable to a booking and stay with Keller Hotel’s Corporate Suites, as well as the terms and conditions applicable to the use of our website.
When we use the term “Site,” we are referring to our http://www.khworldwide.us website, together with any affiliated mobile applications, as well as to any content, functionality, and services offered on or through this website and/or any affiliated mobile applications.
The Site is owned and operated by Keller Hotel’s Holding Inc. a Delaware Corporation and (who we refer to, together with our affiliates, as “Keller Hotel’s Corporate Suites,” “us,” “we,” or “our,” depending on the context). When we refer to “you” and “your” in these terms, we are referring to you as a visitor to and user of the Site and, as applicable, to you as a visitor to one of our Keller Hotel’s Corporate Suites properties.
Acceptance of Terms
YOU SHOULD CAREFULLY READ THESE TERMS. By accessing, browsing, or otherwise using the Site, you are creating a binding contract between you and us, and you are acknowledging that you have read, understood, and agreed to be bound by these terms.
We may make changes to the Site or these terms at any time. Any modifications will be effective when the changes are posted to the Site. You can review the most current version of these terms at any time by accessing the section of the Site labeled [Terms of Use], and you can determine when this Privacy Policy was last revised by referring to the “Last Updated” legend at the top of these terms. You are expected to check these terms from time to time to take notice of any changes. You understand and agree that your continued access to or use of the Site after any posted modification to these terms indicates your acceptance of the modification, even if you did not take the time to read the modification.
BOOKING AND STAY TERMS
Keller Hotel’s Corporate Suites
“Keller Hotel’s Corporate Suites,” also known as “Keller Hotel’s Worldwide” “Keller Hotel’s,” “Keller Hotel’s Corporate Housing”, “Keller Hotel’s Corporate Suites Outposts,” or “Keller Hotel’s Corporate Suites” are non-motorized recreational vehicles that are built to recreational vehicle standards and kept in highway ready condition.
Keller Hotel’s Corporate Suites Property’s“Keller Hotel’s Property’s,” are rural plots of land in which studios are placed for guest use. Keller Hotel’s Corporate Suites
“Keller Hotel’s Corporate Suites Outposts” refers to each of our properties, including Keller Hotel’s Corporate Suites and/or Keller Hotel’s Corporate Property’s. Property features, guest benefits and services may vary among properties. You can obtain more information about a particular Keller Hotel’s Corporate Suites at the time of booking.
Keller Hotel’s Corporate Suites Booking
A Keller Hotel’s Corporate Suites is booked upon receipt of the booking payment. This payment should be made by credit card through the Keller Hotel’s Corporate Suites website. Your booking is not confirmed until Keller Hotel’s Corporate Suites receives the payment and you have received the confirmation email. This confirmation email contains booking details, contact details, and other arrival and departure instructions. Furthermore, the guest will receive an email one week before check-in regarding the exact location of the Keller Hotel’s Corporate Suites. One day before your check-in date, Keller Hotel’s Corporate Suites may run a $1 authorization charge to the card used for your booking. If the charge is not authorized, you will be contacted by email to update your payment method.
Group Bookings
Our mission is to offer simple escapes for people to unplug and connect with loved ones. While we do our best to accommodate requests apartments, located close to each other, Keller Hotel’s Corporate Suites is not the place for your next party.
Service Fees
Bookings may include a nightly service fee, plus applicable tax (“Service Fee”).
Promotions, offers, discount coupons, vouchers, or codes may not be applied to the Service Fee, unless the terms for such promotion, offer or discount explicitly allow for it. This means that when you book a stay, you will not be eligible for an additional discount on the Service Fee on that booking unless specifically stated in the terms of the discount.
Bookings made with the Service Fee are subject to all cancellation and early departure policies and fees, and other payment terms as applicable.
We may change the Service Fee at any time, with or without notice, including the pricing and associated benefits, and cancellation terms. We may communicate these changes to you by email, and any changes will be posted in an update to these terms.
The Service Fee has no predetermined end date and may continue until terminated by Keller Hotel’s Corporate Suites, which may happen at any time at Keller Hotel’s Corporate Suites discretion, with or without notice.
Gift Cards
Keller Hotel’s Corporate Suites offers the purchase of gift cards through our Site only. The gift card includes a code that may be used to book a Keller Hotel’s Corporate Suites stay in any available Apartment of the recipient’s choosing. All gift card purchases are final sale and do not expire. Gift cards cannot be applied to Keller Hotel’s Corporate Suites Often Packs or to purchase a different gift card.
Minimum Stay
No guest may book less than 30 nights at any Keller Hotel’s Corporate Suites location.
Check-in and Check-out.
Our Check-in time is 4:00 pm and our Check-out time is 12:pm (noon) unless other arrangements have been made with your Host prior to arrival or departure.
Cancellation Policy
• Your reservation must be canceled 15 or more days prior to check in to receive a 50% refund to the method of payment used to book your reservation.
• Reservations canceled 14 or fewer days prior to check in are not eligible for refunds. The guest will forfeit the entire cost of the reservation (including tax and applicable fees).
• Modifying your reservation dates 14 or fewer days prior to check in, including rescheduling or shortening your stay, will result in a $25 change fee, subject to current rates and availability.
o Guests can extend their stay at any time with no change fee, subject to current rates and availability.
• To change the location or method of payment, please cancel and rebook your desired reservation. These changes should be made 15 or more days prior to check in and are subject to the cancellation policy mentioned above.
Reservation Cancellations
• You can cancel a reservation through your Keller Hotel’s Corporate Suites by contacting us.
• Failure to attend your reservation will result in a forfeit of the reservation payment (including add-ons, taxes, and fees), and no refund or credit will be provided or reinstated.
• The cancellation policy applies to all reservations, including Apartments and studios, as well as any add-ons or reservation enhancements.
• Please see Methods of Payment below for more information regarding reservations booked with a Keller Hotel’s Corporate Suites Often Pack, Gift Card, Keller Hotel’s Corporate Suites credits, and/or promotional codes.
• If Keller Hotel’s Corporate Suites cannot provide the guest with the property that they booked or a property with similar or better characteristics, the guest will be refunded for the total value of the stay (including tax).
Rescheduling Your Reservation
• Rescheduling a reservation entail changing the dates of your current reservation. To change the location or method of payment, please cancel and rebook your desired reservation. These changes should be made 15 or more days prior to check in and are subject to the cancellation policy mentioned above.
• You can reschedule your reservation through your Keller Hotel’s Corporate Suites host or contacting us up to 15 days prior to the day of arrival.
o If a reservation is rescheduled more than 15 days from the date of check in, it will not incur a change fee. The reservation is subject to current rates and availability.
o Any credits used on the original reservation are subject to their expiration date when a reservation is rescheduled.
• If your reservation is 14 or fewer days from the check in date, please contacting us to reschedule or shorten your reservation. Modifications to your reservation dates within the 14-day window prior to your arrival will incur a $25 change fee. The new reservation dates will be subject to current pricing and any credits used will be subject to their expiration dates.
• You may extend your reservation at any time, subject to availability and pricing, without incurring a change fee.
• Please see Methods of Payment below for more information regarding reservations booked with a Keller Hotel’s Corporate Suites Often Pack, Gift Card, Keller Hotel’s Corporate Suites credits, and/or promotional codes.
Methods of Payment
• A reservation is not confirmed until it is paid in full. We accept major credit cards, PayPal, Keller Hotel’s Corporate Suites Often Packs, Keller Hotel’s Corporate Suites Gift Cards, Keller Hotel’s Corporate Suites credits and promotional codes, as well as third-party credits and promotional codes.
• To verify the terms and conditions of any credit or promotional code please contacting us. We do not honor unverified third-party codes.
• Reservations booked with a credit card are subject to our standard cancellation policy.
• Reservations booked with PayPal are subject to our standard cancellation policy.
o PayPal offers a pay-in-full option and PayPal Pay in 4.
o Questions about PayPal or Pay in 4 should be directed to PayPal.
o Any additional charges to a reservation booked with Pay in 4 will be a one time additional payment. It will not be split into 4 payments.
• Reservations booked with a Keller Hotel’s Corporate Suites Often Pack are subject to our standard cancellation policy.
o If you cancel your reservation 15 or more days prior to check in, you will receive the credits back to your Keller Hotel’s Corporate Suites Often Pack in line with our terms and conditions. Please note that you will not receive a monetary refund for the pack.
o If you cancel your reservation 14 or fewer days out, your Keller Hotel’s Corporate Suites Often Pack credits will not be reinstated.
o Keller Hotel’s Corporate Suites Often Packs are not eligible for refunds, transfers, or change in pack type.
o Modifications to a reservation booked with a Keller Hotel’s Corporate Suites Often Pack are subject to the pack’s expiration date.
• Reservations booked with a Keller Hotel’s Corporate Suites Gift Card are subject to our standard cancellation policy.
o Keller Hotel’s Corporate Suites Gift Cards are not eligible for refunds.
• Reservations booked with credit codes or promotional codes are subject to our standard cancellation policy.
o If you booked your reservation with credits, you will receive your credits back in line with our terms and conditions. Please note that you will not receive a monetary refund for the credit.
• All reservations will require billing information for incidental charges regardless of the method of payment.
Inclement Weather
Travel restrictions imposed by a governmental agency that prevent or prohibit traveling to, staying at, or returning from the listing location the guest will be refunded or credited for the total value of the stay (including tax). This does not include non-binding travel advisories and similar government guidance.
Keep in mind that YOU may encounter steep driveways/roads, snow/icy weather, curious wildlife, and cellular/connection issues. Keller Hotel’s Corporate Suites Apartments are offered for rental during the winter months and have road access and receive snow clearance services. Guests are advised that following any major snowfall, snowplow providers are contracted to clear local roads in a predetermined order. Consequently, plowing at a property may be delayed for several hours or, in severe storm conditions, days. In the unlikely event that a guest is unable to leave a property on the planned departure date, the guest will not be liable for any additional accommodation charges. Keller Hotel’s Corporate Suites is not responsible for plowing roads outside of our Outposts. Should a lack of snow clearance prevent a client from reaching a property, the guest will receive a refund of the booking fee for the day(s) the property was inaccessible. However, Keller Hotel’s Corporate Suites will not be held responsible for any losses, additional expenses or penalties incurred because of being unable to arrive at or leave a property on time due to a lack of snow clearance. Guests are also reminded to ensure that they and their vehicles are suitably prepared and equipped for driving in the wintry conditions likely to be encountered during their visit to the property. Keller Hotel’s Corporate Suites personnel does not provide assistance with stuck guest vehicles. Keller Hotel’s Corporate Suites is not responsible for guest towing services.
Damages
Please note that by booking a Keller Hotel’s Corporate Suites and accepting these terms, guests agree that they are liable for any damages caused by themselves or their accompanying party.
Preparation For Arrival
Guests are expected familiarize themselves with Keller Hotel’s Corporate Suites policies and get in touch with our team if they have any questions before check-in. We will prepare each apartment for check-in and can be prepared to help with arrival. Each confirmation email states contact information for Keller Hotel’s Corporate Suites, should guests need it.
Check-In
Apartments will be available for check-in at 4:00 PM. If guests arrive for check-in after 10:00 PM, please note that quiet hours are in effect. Guests may be subject to a fee for loud disturbances during quiet hours.
Check-Out
Guests should leave the Apartment before or at 12:00 PM Noon. Leaving after 12:00 PM Noon without prior authorization will be penalized. We try to meet guest requests, but cannot guarantee late checkouts.
Departure
On the day of departure guests should leave the Apartment clean and tidy, and lock the door after making sure that they have all their personal belongings. The security code will then be changed remotely for the next guest. Propertys are “bring in, bring out”, and all trash should be disposed of in the provided onsite receptacles prior to departure. Keller Hotel’s Corporate Suites is not responsible for returning any personal belongings left behind after check-out.
Lost and Found
We understand things get left behind; however, Keller Hotel’s Corporate Suites is not responsible for lost or stolen items left on property. It is the guests' responsibility to ensure all personal belongings are collected upon check-out.
Installations
Installations and flags are prohibited from being set up outside the Apartments and studios which include, but are not limited to, string lights, banners, flags or any other separate structures. Keller Hotel’s Corporate Suites reserves the right to remove any prohibited installation or article in the event that this policy is violated.
Cleaning
The Keller Hotel’s Corporate Suites will be cleaned prior to each arrival. Before leaving, the guest is obliged to leave the Keller Hotel’s Corporate Suites in perfect conditions, i.e. all waste should be correctly disposed of and the tiny house tidied. If not, they may be subject to an additional cleaning charge.
Number and Identity of Guests
Guests should inform Keller Hotel’s Corporate Suites of the number of guests in the booking. Only those persons indicated in the booking made by the client may enter the Apartment unless an alternative agreement has been reached with Keller Hotel’s Corporate Suites. The number of guests using the Keller Hotel’s Corporate Suites should not exceed the number assigned to each Apartment, except for in the case of infants under the age of two. Tents are only permitted at the Keller Hotel’s Corporate Suites Property’s locations.
Individuals booking a reservation on behalf of a client are encouraged to use the contact information of their client and otherwise assume the responsibility of relaying all reservation instructions and details to their client.
Minimum Age
All guests staying in the Apartment must be 25 years of age or older, unless accompanied by a parent or legal guardian. Guests are required to use a credit card in their own name in order to book an Apartment or studio.
No illegal substances or underage drinking are permitted in the Keller Hotel’s Corporate Suites Apartments, studios, or on Keller Hotel’s Corporate Suites property. Keller Hotel’s Corporate Suites will not be held responsible for underage drinking, and violations of this policy will result in immediate expulsion from the Keller Hotel’s Corporate Suites premises without refund, and the involvement of law enforcement.
Pets
Dogs are allowed on the property for a $14.50 fee per night, but must be on a leash when outside. Promo codes (excluding gift cards) are not applicable toward pet fees. Guests may not leave their dogs inside their Apartments if they leave the area. All litter must be cleaned up immediately, and one warning will be given to noisy dogs before he or she will be requested to leave. Guests are liable for your dog should there be any claim. All guests must be aware that dogs may have occupied the Apartment before their own stay. Pets other than dogs are not permitted in the Apartments. Keller Hotel’s Corporate Suites is not responsible for any negative reactions regarding pet allergies or otherwise. Dogs will be expected to be well behaved and properly vaccinated.
Conduct in Keller Hotel’s Corporate Suites
Unruly, disruptive, and destructive behavior and criminal activity is prohibited. Guests in a Keller Hotel’s Corporate Suites Apartment or studio should be aware that if loud music is played or a party is held, and the neighbors complain and/or police are called, they may be immediately removed from the outpost regardless of the time, day, or night.
Weapons
Weapons of any kind are not allowed on Keller Hotel’s Corporate Suites property. This includes, but is not limited to standard firearms, air guns, deterrent devices such as tasers or pepper spray, ammunition of any kind, and imitation firearms.
Internet
Internet services is provide by router or Pocket Wifi to Keller Hotel’s Corporate Suites guests in all cases.
Smoking
Smoking, including the use of e-cigarettes, is not permitted inside the Apartments and must be done at a minimum distance of 25 feet from all buildings. Litter is not permitted on the land and guests must clean up all cigarette butts. Guest will be fined a fee of $150 for each night that the Apartment is unable to be occupied after stay if said guest is found smoking within the Apartment.
Equipment and Facilities Provided
Keller Hotel’s Corporate Suites reserves the right to move any Keller Hotel’s Corporate Suites unit at any time. If a Keller Hotel’s Corporate Suites unit must be moved in advance of an upcoming booking, we will make every attempt to inform the guest of the location change before their stay.
All equipment and facilities are provided at the discretion of Keller Hotel’s Corporate Suites and every attempt is made to ensure that such equipment is in working order for the duration of the rental period. Should a breakdown or some other situations occur that renders a non-essential element unusable, Keller Hotel’s Corporate Suites does not take responsibility for replacing or refunding the guest for the lack of use of these equipment or facilities. The equipment and facilities referred to include (but are not exclusive to) such items as stove, toilet, and sink. The guest must report any inoperative or defective equipment to Keller Hotel’s Corporate Suites promptly. We will make every reasonable effort to have repairs made as soon as possible. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent, rebate, or refund will be issued for a mechanical failure of any appliances.
Keller Hotel’s Corporate Suites Provisions
All guests have the option to buy from the Keller Hotel’s Corporate Suites Provisions during their stay. These purchases are made in addition to the booking fee and will be charged automatically upon checkout, using the method of payment saved in the guest account. A receipt for this transaction will be sent to the guest upon charging the card, and guests are able to contact Keller Hotel’s Corporate Suites at any time with questions about these charges.
Wildlife
Keller Hotel’s Corporate Suites are placed on plots of land where wildlife may be present. When booking an Apartment or studio, the guest agrees to take appropriate safety measures to prevent negative interactions with wildlife in the area. This includes, but is not limited to, not engaging with wild animals, keeping food out of reach, keeping the site clean, and securing all personal items. Wood ticks, mosquitos, and other insects may also be present at the site – all guests are expected to take necessary steps of precaution against these insects. Guests are also not permitted to harm the land or the natural habitat of any wildlife in any way. Keller Hotel’s Corporate Suites is not liable for any personal injury due to wildlife or insects.
Rules
All guests agree to read and abide by all rules specific to their booking, which may vary by Keller Hotel’s Corporate Suites, Keller Hotel’s Corporate Suites Property’s. These rules must be read and agreed to before check-in. Keller Hotel’s Corporate Suites will also place the rules inside each Apartment, accessible to guests. If rules are not abided by, Keller Hotel’s Corporate Suites reserves the right to ask guests to leave the property and pay for any necessary damages because of the guests’ disregard for these rules.
Referrals
Registered Keller Hotel’s Corporate Suites guests may be eligible for a referral credit when they send someone a referral email and the referred guest completes his or her first purchase. To qualify for the credit, the referred guest must click on the referrer’s unique link, create a new Account, and place an order via the Site. Referral credit is granted as Keller Hotel’s Corporate Suites booking credit to the referrer’s account once the referred customer has paid for a booking. The credit is non-transferable and may be revoked if the referred customer’s booking is cancelled.
We reserve the right to review, investigate, and remove referral credit as well as suspend users or accounts in instances we identify behavior we believe to be abusive, fraudulent, or not aligned with the spirit of the program, such as:
• Attempts to gain credit through self-referral by opening multiple accounts using different email addresses or social media accounts
• Credit gained by referring guests through paid advertising, sponsored links, posting to commercial sites, or spamming
• Credit gained by referring guests who cancel their reservations once the credit has been applied to the referring guests’ account
Violation of these Terms
You are encouraged to share your referral link with friends and family and through social media outlets. However, you may not include Keller Hotel’s Corporate Suites trademarks without permission, present yourself as an employee or consulting of Keller Hotel’s Corporate Suites, or engage in activity that may be regarded as misleading to Keller Hotel’s Corporate Suites customers. We reserve the right to suspend our referral program at any time.
Credits
Keller Hotel’s Corporate Suites sometimes issues credits that can be used to pay for your reservation in whole or in part. Credits may take the form of credits gifted to guests through our Gift Card program, purchased through our Keller Hotel’s Corporate Suites Often Packs purchase page, or promotional credits we issue from time-to-time. Credits cannot be retroactively applied to existing reservations. Credits cannot be combined with other credits unless explicitly stated when issued. Keller Hotel’s Corporate Suites retains the sole right to decide how credits can or cannot be combined to pay any amounts owed to Keller Hotel’s Corporate Suites. By creating an account or making a transaction on our website, you agree that Keller Hotel’s Corporate Suites has sole discretion on how credits can be used. Credits may not be applied to purchase add on’s or other credits, for example gift cards credits cannot be used to purchase Keller Hotel’s Corporate Suites Often Packs. Promo codes (excluding gift cards) are not applicable toward pet fees.

Newsletter
By booking a Keller Hotel’s Corporate Suites, guests also agree to receive our newsletter. Guests may unsubscribe at any time.
Limitation of Liability
Keller Hotel’s Corporate Suites shall not be responsible for any direct or indirect damages caused to the any Keller Hotel’s Corporate Suites Outpost as consequence of use. This includes damages, insurance, loss due to fire, theft, and misconduct.
In the event that a guest fails to comply with any terms applicable to their booking and/or stay, Keller Hotel’s Corporate Suites reserves the right to ask the guest to leave the unit and property, and the guest in question shall not be entitled to any form of compensation. Upon booking any property with Keller Hotel’s Corporate Suites guests automatically accept our terms, which we expect them to comply with.
GOVERNING LAW, CHOICE OF FORUM, JURY AND CLASS ACTION WAIVER
Please read the following section carefully, because it limits the manner in which you can seek relief from us.
The laws of the State of New York (without giving effect to its conflicts of law principles) govern all matters arising out of or relating to these terms, including, without limitation, their validity, interpretation, construction, performance, and enforcement, or otherwise arising out of or relating to your booking or stay with us. All legal proceedings arising out of or in connection with these terms, your booking, or stay, shall be brought solely in New York, New York. YOU AND WE HEREBY WAIVE TO THE FULLEST EXTENT PERMITTED BY LAW ANY RIGHT TO TRIAL BY JURY IN ANY ACTION, SUIT OR RELATED PROCEEDING BROUGHT TO ENFORCE, DEFEND OR INTERPRET ANY RIGHTS OR REMEDIES ARISING UNDER, RELATING TO OR IN CONNECTION WITH THESE TERMS.
FURTHER, YOU AGREE THAT YOU MAY ONLY RESOLVE DISPUTES IN YOUR INDIVIDUAL CAPACITY, AND MAY NOT BRING A CLAIM AS A PLAINTIFF OR AS CLASS MEMBER IN A CLASS, CONSOLIDATED, OR REPRESENTATIVE ACTION. CLASS ARBITRATIONS, CLASS ACTIONS, PRIVATE ATTORNEY GENERAL ACTIONS, AND CONSOLIDATION WITH OTHER ACTIONS ARE NOT ALLOWED.
INJUNCTIVE RELIEF
In the event you breach or threaten breach of these terms or any other Keller Hotel’s Corporate Suites policies, you acknowledge and agree that we will be greatly and irreparably damaged and the damage will be difficult to quantify. Therefore, we may apply to any court of competent jurisdiction accepting jurisdiction under this specific provision, who, regardless of the Governing Law provision above, will apply the laws of its own jurisdiction in determining whether we will be granted an injunctive or other equitable relief to stop your breach or your threat of breach, without impairing, invalidating, negating, or voiding our rights to relief in either law or equity.
ADDITIONAL SITE TERMS
Accounts
Users of the Keller Hotel’s Corporate Suites website may be required to create an account to make purchases and access other features of the website. An account is created when a user registers via email, social media, or other means. Upon registration, a user acknowledges that their email address and other data may be used to login to the site in the future.
Whenever you create an account or log in to an account tied to your email address, sign up to receive any newsletters or similar materials, make a booking, contact us through the Site, or otherwise interact with us through the Site, whether as a guest user or an account holder, you represent, warrant, and agree that: (a) you are at least 18 years old, (b) you are using your actual identity, (c) you have provided only true, accurate, current and complete information to us, and (d) you will maintain and promptly update the information that you provide to keep it true, accurate, current, and complete.
If you have an account, you agree not to disclose or share your login information to or with any third party. You also agree that you will be solely responsible for the maintenance and security of your login information, and that you will be solely responsible for any activities conducted on or through the Site, including any bookings made, in connection with your login information, regardless of whether or not you are the individual who undertakes such activities. This includes any unauthorized access and/or use of your account, your computer, or your mobile device.
Your Responsibility When Using Our Site; Interaction With Social Media
You agree to use the Site, and to share information from the Site, only for its intended purpose as described on the Site and in these terms. Without limiting that general requirement, you agree that you will not: (a) use any automated means (such as robots, spiders, scripts, or other devices or programs) to access the Site or collect any content; (b) engage in any “screen scraping,” “database scraping” or similar activities to obtain any content from the Site; (c) accumulate or index, directly or indirectly, any content or portion of the Site for any commercial purpose whatsoever; or (d) otherwise use the Site to engage in any illegal activity, or to engage in conduct that is defamatory, libelous, threatening, or harassing, or that infringes on a third party’s proprietary rights.
Further, you understand that the Site strives to protect its security and integrity and those of its users. You therefore agree that you will not attempt to elude any security systems in place on the Site or use the Site in any manner that may adversely affect the functionality of the Site, the Site’s availability to other users, or the rights of other users of the Site.
